Under general direction coordinates and assists in the care and upkeep of all physical facilities of the Senior Care Programs. Provides lead direction to housekeeping and maintenance staff in functional areas. Monitors and performs maintenance operations and repair activities. Establishes work schedules and prioritizes activities of staff and ensures work is completed as directed. Performs semi-skilled maintenance activities.


  1. Serves as leader facilities worker, including establishing work schedules, prioritizing and assigning work, determining loads, training staff in work procedures and inspecting work of assigned staff.
  2. Performs semi-skilled maintenance activities including basic electrical, plumbing and carpentry work.
  3. Inspects facilities and generates work orders for necessary repairs to ensure that property is kept in good operating condition; checks for completion of vendor work and ensures quality and safety of the work performed.
  4. Prepares reports of inspections and labor and material estimates to apprise supervisor of condition of facilities, equipment and materials needed for repairs.
  5. Inspects the work of maintenance and housekeeping staff and contractors to ensure that work meets specifications and standards; inspects facilities and grounds to ensure a properly maintained and safe environment.
  6. Inventories and may order supplies, equipment and materials for projects, including determining appropriate supplies and materials and locating vendor suppliers; may provider input into budget requests in areas of assignment.
  7. Provides direction, guidance, and instruction to staff in the correct operation of equipment and the proper use and hazards of chemical materials.
  8. Performs training on safety issues ensuring staff are following safe working practices and standard operating procedures.
  9. Gathers information to provide recommendations on requested improvements and modifications to facilities including cost estimates, designs, scope of work, and timing.
  10. Provides training and one on one instruction to staff in order to increase ability and capacity.
  11. Assists in the tracking of expenditures on projects and maintains records of work performed and materials used.
  12. Writes performance appraisals.
  13. Works closely with program administration and corporate facility management in order to ensure budgetary goals and schedules are met.
  14. Confers with specialists on energy conservation programs and techniques for facility operations; recommends methods and facility equipment to maximize cost savings, service quality and safety.
  15. Manages bio-hazardous material delivery, handling, distribution, collection and disposal. Maintains Material Safety Data Sheet (MSDS) for PACE, reporting to corporate as appropriate and per policy.


  1. Possession of a high school diploma and five (5) years of commercial/institutional experience in building maintenance functions (e.g. electrical, HVAC, carpentry, plumbing, etc.).
  2. Two (2) years of supervisory experience.
